Lovely hotel in our preferred neighbourhood in Venice

Excellent location if you like to be outside the busy city center and have a bit more of a local feel...we chose the hotel because we prefer the neighbourhood. There are many nice restaurants in the area, and there is a vaporetto station just behind the hotel. The accommodations are comfortable, the breakfast buffet is abundant, and the garden behind the hotel is lovely.

The cover on the bed for the winter months is too too thin. The turn-down service knocks on the door before 6pm...this really does not work, as this is often the time when you're back from a day of walking around and are getting ready to go out for dinner...turn-down service needs to be later or not at all.

Loved the location. Fabulous room and location near lagoon

Staff at breakfast could have been more attentive - felt as if they found us annoying. Also hot breakfast wasn’t hot enough. Room was a little cold. Perhaps should have been in main hotel as opposed to garden room

Continental breakfast was good and they had many choices

Air conditioning was turned off for season and room was hot so we had to sleep with windows open and mosquitoes kept us up most of night

Wonderful

The staff were so so friendly and amazingly helpful, they really made our trip with their friendly demeanour and food and activity recommendations. The location was fantastic and the ferry service was incredible too!

I feel like the breakfast could have been better, the little sandwiches were nice but maybe more authentic sausages and mushrooms, scrambled or fried eggs etc. and more variety. The pain au chocolat were very nice though!

Very enjoyable! Great clean room, nice high ceilings and not crowded.

Breakfast was great and it would have been good if staff was clearer on what I could order with the buffet. We finally figured it out. I was being charged with my room but was this was not clear to me. Was great to be able to take a private boat taxi to the door and back. Dinner recommendations by check-in staff were excellent.

Location is a bit far for the walking each day. Wifi was unstable and really did not work effectively from the room. This was a negative surprise. Would have liked a sitting area on the lagoon side.

It is about 20-25 minutes walk to the center, and 15-20 minutes walk from train station. The hotel itself is really beautiful and staffs are really nice and helpful.

Could offer more shuttle boat to the main area.

Good location in a quieter and relaxing district, but close to many cafes and restaurants. The room was excellent, I had requested an upgrade as a surprise and the staff were helpful and communicated really well before arrival. Service continued to be excellent during the stay.

A stylish, authentic high-end haven in a residential part of Venice I would come back to again.

This historic building had a high-end, luxurious feel yet contemporary feel. The room was stunningly decorated, warm and welcoming and the bathroom was classically beautiful with clean beautiful bath and a shower. The photos online do not do it justice. It is also super-easy to get to as it is the first stop on the watertaxi or bus route from Marco Polo airport. We ordered a shared water taxi for a fraction of the price of a private taxi, which I would recommend. We loved being in a quieter, more residential part of the city but there was a great low-key local 'cicchetti' (Venetian snacks) bar nearby, which made us feel like locals. We went in winter, but the 20-30 minute walk distance from the main San Marco area would be even more appreciated as the summer crowds can be overwhelming. It also allowed us to explore some of the more off the beaten track sights including the Jewish Quarter and to enjoy the beautiful large garden.

My husband and I are fit and well and enjoy a walk and seeing the local area. Due to the waterways and how the transport systems work - it is not easy to 'just order a taxi'. Some who are more averse to walking - or who have mobility issues may find the 20-30 minute walk in to see the San Marco area or further away sites may prefer somewhere closer to the action.

An excellent splurge stay in Venice on New Years Eve!

This hotel is off the beaten track of Venice. You may have to walk farther, but you are rewarded by getting away from the crowds. The photos were taken either from our room or right outside the hotel. Isn't that why you are in Venice? In spite of some reviews I read, the hotel is in great condition, well renovated, clean and luxurious. The staff were helpful and friendly. You may have opinions on what constitutes Luxury--but this worked for us: comfortable bed, canal view, giant bathroom. The food in the bar was good, and the breakfast buffet was well supplied.

We needed some food options between breakfast and lunch. Admittedly it is a very small window. They did bring some coffee for us. And on New Years Day they kept the breakfast buffet open late and kept serving smoothly as late risers arrived.

It is okay to stay, the it lacks cleanliness

The price is very nice and the hotel is about 30 minute walk from the main attractions.

The mattress cover was not clean and the shower gel bottle was filled with water instead, I believe the hotel workers didn’t check it before my check in.

Beautiful and spacious rooms - even the cheaper ones. In a quiet area of Venice but close to restaurants and bars. Helpful and attentive staff. Didn’t use the bar but the space looked really nice.

Not a lot of facilities for the price of the hotel. The breakfast area - although we didn’t eat it - looked quite small.
